Abandoned Job Completion in South Florida

Abandoned Job Completion

We take over projects a previous contractor walked off and finish them right.

Abandoned Jobs project in South Florida

One day the crew stops showing up. The calls go to voicemail. You are left with a half-built project, a permit in someone else's name, and no idea what was done correctly. We pick up jobs exactly like that.

For 14 years Red Spade Repairs has taken over abandoned construction across South Florida. We do not just resume where the last contractor stopped. We inspect what they left behind first, because some of it is fine and some of it has to come back out.

Based in Coral Springs, we restart stalled jobs in Broward County, up through Palm Beach, and out to the Florida Keys.

The hardest part of an abandoned job is not the unfinished work. It is figuring out whether the finished work was done right. We start with a full inspection, comparing what is on site against the approved plans and the permit history.

That assessment is honest. If the framing is solid, we tell you and build on it. If the rough-in plumbing was never inspected and is buried in a wall, we tell you that too, because covering someone else's mistake just makes it your problem later.

Once we know what we are dealing with, we deal with the paperwork. The permit is usually still in the old contractor's name, so we file the contractor of record change to make the project legally ours to finish. If the abandonment left an open stop-work order or code violation, we clear that at the same time.

How We Take Over a Stalled Job

01

Full Site Assessment

We inspect every completed item against the plans and permit history so you know what is solid and what has to be redone.

02

Permit Transfer

We handle the change of contractor so the permit is legally yours to finish, and clear any open violations.

03

Rebuild the Plan

We create a fresh schedule and budget for the remaining work, with the controls a stalled job needs.

04

Finish to Sign-Off

We complete the build, manage every trade and inspection, and drive it through final approval.

Then we rebuild the plan. A walked-off job has a broken schedule and usually a broken budget, so we treat the rest of it like a fresh construction project management engagement. New sequence, tracked permits, and weekly reporting through to final sign-off.

We finish all kinds of stalled work, from ground-up new construction to interior build-outs, reaching Palm Beach County and beyond.

TAKEOVER EXPERIENCE

Why Restarting a South Florida Job Takes Specialists

Finishing your own build is one thing. Finishing someone else's half-built project is another trade entirely, and it is one we have practiced across South Florida for over a decade.

The biggest risk on a walked-off job is hidden work. Concealed plumbing, electrical, and structural connections that were never inspected are buried where you cannot see them. We know which Broward and Palm Beach inspection records to pull to find out what was actually signed off.

From Coral Springs we can be on a stalled site quickly to secure it and start the assessment. Local permit knowledge matters here, because transferring a permit and clearing an old violation at the same time is a paperwork puzzle that stops most owners cold. We have solved it many times.
