Putting up a new building in South Florida means designing for wind, water, and a code that takes both seriously from the first line on the plan. We have been building from the ground up since 2012, for homeowners and commercial owners alike.

Red Spade Repairs handles two kinds of new construction. We take bare lots to finished buildings up to three floors, and we convert existing structures to entirely new uses. For high-end residential specifically, our custom home building team carries the same crew into luxury finishes.

Every project starts with a real plan. Our crews build out of Coral Springs and reach job sites throughout Broward County, up the coast through the Palm Beaches, and into the Upper Keys.

Ground-up construction is the most demanding thing we do, and the most rewarding. It starts with the dirt. Site prep, foundation design, and getting the slab right set the tone for everything stacked on top of it, especially on a multi-story build.

From there we frame, dry in, and run the rough-ins for every trade in the right sequence. On a three-story structure that sequencing is unforgiving. A missed inspection on the first floor can hold up the entire schedule, which is why we run these jobs with the discipline of our dedicated construction project management team.

Conversions are a different kind of challenge. Changing a building's use, say turning a retail shell into something else, triggers a change-of-use review and a fresh look at the code. The existing structure rarely meets the new requirements out of the box, so we assess what stays, what gets reinforced, and what comes out.

That assessment is the heart of a good conversion. We inspect the existing framing, foundation, and systems, then design the rebuild around what is actually sound. Done right, a conversion saves you the cost of demolition while still delivering a building that meets current code.

Both ground-up and conversion work lean on the same code knowledge. Wind-load engineering, flood-zone elevation, and impact-rated openings are not optional in South Florida. We build them in from the start rather than bolting them on later. If a conversion uncovers an old permit problem, our code violation cleanup handles it before we proceed.

New construction rarely stands alone. A new home often comes with a backyard fiberglass pool, and a commercial project may need a specialized medical office build-out inside. We coordinate all of it on one schedule.
